View to charming residential street and green gardens, sunny and 2 private gardens. The house has 4 good bedrooms with access to 2 luxurious bathrooms, one with jacuzzi, and there is also 1 social bathroom downstairs.
It fits 9 very comfortably.
Central vacuum cleaner and a kids common playground.
The house is surrounded by balconies and terraces, a fully equipped and spacious kitchen, a big living room with interior garden, garage in the basement (direct access), beautiful front garden and a protected garden in the back with barbecue and sun beds.
For the musically inclined, there is a Yamaha piano in the living room downstairs.
Less than 3 minutes drive into town and 15 minutes to the fantastic Barra and Costa Nova beaches.
Its a very friendly, safe & clean neighborhood, actually like all the city of Aveiro. You will be able to take a walk in the night or jog with no worries. There are at least 3 restaurantes in a 100-300 meters radius: O Batista is renowned for Bacalhau (bacalao), Querida has simple homemade takeaway food) in case you don't feel like going into the city center. which is 3-5 minutes away using a car.

Aveiro region nearest airport is the Porto airport, less than 1 hour away.
It has international connections with the main European cities.
The Aveiro station is at the Northern Line, being always a stop for the Alfa Pendulares (AP) and intercities trains that come from Lisbon and Porto.
The region is served by 3 highways: A1, that connects Lisbon to Porto; A17 that connects Aveiro to Leiria, A25 that connects Aveiro to Vilar Formoso; and A29 that connects Aveiro to Porto.
Several cities of the region are daily served by the Rede Expressos bases being Aveiro the city with more connections.
A good reference point: 150 meters away from the restaurant "O Batista", Rua Padre Américo 31, famous for the best codfish in the country!

Getting around is safe and easy. The city center is 3 minutes away using a car. From the house/city it takes aprox. 15 minutes to Barra and Costa Nova beach (Costa de Prata/Silver Coast). We will be in one of the most developed regions of the country, the Silver Coast is home to famous treasures of traditional art , such as porcelain and glass , and its cuisine , heavily influenced by the sea and counter -balanced by the tasty Bairrada wine and mouthwatering sweets.

Art nouveau swept across Europe around the turn of the 20th century and was embraced by architects, graphic and interior designers and artists.
Halfway between Porto and Coimbra, Aveiro is a floating city full of art nouveau treasures. Aveiro's economy still comes from seaweed, salt and ceramics, and it was the revenue from these, plus the wealth of returning emigrants who had grown rich in Brazil at the end of the 19th century, that led to requests for extravagant new residences.
Take a tour on one of the gondola-style moliceiros to the Rossio district; try the local ovos moles delicacies in one of the bars where Aveiro's particular style of arte nova includes pale-shaded tiles, ironwork balconies and floral mouldings.
